The name of the game is remodeling
Any residential architecture firm who is surviving this recession knows that the name of the game is remodeling. New home starts are simply non-existent, especially in the $1,000,000 to $2,500,000 price range. However, many clients are making the choice to remodel the home they own now, or to buy a bargain during the slump in housing prices, and remodel it.
This client had originally planned to design and build a new 7500 s.f. home on his property, but when the recession struck, he reevaluated his budget and priorities and asked TKP Architects to consider adding a major addition to the existing guest house on the property, instead of starting from scratch. The resulting design saved several hundred thousand dollars, reused nearly all the existing construction of the guest house (a very green choice!), and allowed the family of four to continue living in the guest house until the addition was completed, then moves them to the addition while the guesthouse is lightly remodeled to be consistent with the rest of the new home. The resulting home is only slightly smaller than the originally planned new design, but will use fewer resources, will disturb less land, can be built faster, and will cost significantly less. This is a win-win for all.
The challenge for the architect was to integrate the guest house into a new home and make the resulting composite feel seamless while keeping as much of the guest house intact as possible. These photos were taken during construction, but you can begin to see the integration of the new addition with the existing building. Can you tell where the exisiting house stops and the new addition begins?
The interior timber work for this house was provided and detailed by Riverbend Timber Framing/Colorado Timber Homes Riverbend Timber Framing. Please note the closed cell foam insulation used in all parts of this home to create a tight thermal envelope.

TKP design wins Best In American Living Award
The Best In American Living Awards are sponsored by the National Association of Homebuilders and Professional Builder magazine to honor the best in residential design each year. This year TKP Architects is proud to announce that a home designed for Landmark Traditions in Evergreen Colorado http://www.landmarktradition.com/ has won both Best in the Mountain Region, and a silver medal for Best One-of-a-Kind Spec-Built home 4001 to 6500 square feet. Coverage of the awards will appear in the February 2010 issue of Professional Builder magazine.
This unique home features striking antique timbers, spectacular custom masonry work inside and out, and a state of the art geothermal heating and cooling system that utilizes the temperature differential between the earth and the outside air to heat and cool the 5800 square foot home. It was featured in the Denver Homebuilders's Association 2009 Parade of Homes as well, beautifully decorated, by Mountain Home of Evergreen at mountainhome.net and was very well received by the public.
The great room of the home has a spectacular floor to ceiling stone wall including a large fireplace with a rustic boulder hearth and a huge single stone mantle. The entertainment center is also in this wall, hidden behind unique bifolding reclaimed antique doors. The overall style of the home can best be described as "Rustic Zen" with contemporary design elemants executed in richly patina'd rustic materials. The reclaimed wide plank wood floors are particularly striking, and held up to the traffic of thousands of visitors during the Parade of Homes without any apparent affect at all. The beetle-kill pine timbers contribute to homes sustainable construction.
The Master suite is separated from the main living areas by a
stair hall featuring a two story wall of glass highlighting a 200 year old Ponderosa pine towering over the home.
The walk-out lower level offers a recreation room, bar, wine room, pool table room, huge stone fireplace, a second master suite, and two additional guest suites.
TKP Architects is proud to have been the architectural design firm for this unique, sustainable, award-winning home. We are proud of our affiliation with Landmark Traditions and all of the other design partners who made this such a remarkable project.
